What is your service area?
We are nationwide. Operating from a small office in Derbyshire we cover most of the UK. Once we attended your property for the initial measured survey, the rest of the work is then completed remotely.
Your local authority will depend on your location however the planning process and policies are the same across the country.
Can you have architectural drawings completed even if you don't require planning permission?
Absolutely. Many of our clients have drawings completed without applying for planning permission. It helps them to visualise the design and plan the layout. Accurate scale drawings are a vital fundamental tool in most projects. They make things much simpler throughout the construction process from obtaining prices for building work right through to the actual construction phase. I need a design for an extension and also planning permission. Can you handle the whole process for me?
Absolutely. We can manage the whole process for you. After reaching your perfect design we will apply for planning permission and fully manage your application liaising with you throughout the process.
Once planning permission has been approved we can create your building regulations drawings and submit them to building control for approval. We can also arrange for a structural engineer to provide you with any structural calculations that you may require. We will be with you from start to finish until you are ready to start your build.
How much do architectural plans cost?

What is a "Build over" or a "build near agreement"?
A build over or a build near agreement is a contract between the property owner and the local water authority and is required when you plan to build over or near a public drain (normally within 3 meters). This is something that is normally dealt with post planning approval and we can complete the application process for you.
What the difference between a planning drawing and a building regulations/construction drawing?
Planning drawings show your design and what is it that you would like to build, they are accurate scale drawings that can be submitted to your local authority as part of your planning application.
Building regulations drawings show construction details showing methods and materials used to ensure your project is built to comply with current safety and building regulations.
